Spotlight Inspection Services’ Home Inspector Andrew is a member of a well respected national organization American Society of Home Inspectors (ASHI).
An important distinction between ASHI versus some other organizations is the requirement to pass the National Home Inspector Exam (NHIE) which is issued by an unbiased 3rd party. Other organizations are solely self-regulating.

No, Spotlight Inspection Services considers it a conflict of interest for a home inspector to perform repairs on homes that they have recently inspected from an integrity standpoint. Additionally, the American Society of Home Inspectors (ASHI) specifically says that doing so would be a violation of the code of ethics.
Some factors will affect the fee. If you are comparing home inspection firms, the fee charged should not be the sole deciding factor, unless of course, the level of service offered is identical. The two main factors we base our pricing on are the square footage of the home and the age of the home.
We suspect the house you are buying is not the cheapest house, but rather a house that you feel represents good value. We urge you to choose your home inspector the same way.
We inspect all major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. The goal is to identify any existing major problems that would affect a typical purchaser’s buying decision.
We will add significantly to your knowledge of the home but still cannot tell you everything about the house. All home inspections are entirely visual. No destructive testing is performed. The inspection and report will put you in a much better position to make your decision.
A typical home inspection takes between 2 and 3 hours. Some older and/or larger homes can take longer. As a courtesy to buyer, seller, and agents, all should be informed of the time involved once the inspection is arranged.
We encourage you to attend. This is a valuable learning experience for most homebuyers. It is the perfect opportunity to ask specific questions about the condition of the home. Also, where defects are identified, the inspector can discuss these so that you understand what recommended repairs will be in the report and the sense of urgency.
Many of my first time homebuyers will follow along throughout the entire inspection while others may just want the highlights at the end while they are measuring and taking another walk through the home at their own pace.
Yes, the report will be electronically mailed to you and your Realtor within 24 hours of the inspection.
Yes, you may reach out after the inspection to get clarity on something in the report.
If you are on-site as suggested while the inspection is performed then at the conclusion of your inspection the inspector will answer any questions you may still have. If you are unable to attend the inspection then we will try to connect to review any questions over the phone.
