Mold isn’t a bad word. Every home has mold and mold spores in some quantity.

Mold only becomes a problem when there is too much of it, when it causes problems for your health, or when it is unsightly and causing damage to property. This is where mold testing comes in.

What ways do you detect for mold?

The two main ways of testing for mold are Surface Testing and Indoor Air Quality Testing:

Surface testing is done by collecting a sample of mold or running a swab along a location that appears it may have evidence for “microbial growth.”

Air Quality Testing is done using an air testing pump and air cassette. We will run a control air test outside of the home and run an air test inside of the home in the lowest, most commonly inhabited space. If the home is very large it may be prudent to collect a second indoor air test.

What type of mold test do I need?

When to have a Surface Sample taken:

  • When visible mold (of suspected mold) is present.
  • Where a cleanup or removal of visible mold took place.
  • When a third party will be involved in effecting repairs to ensure those repairs are done properly.

When you should consider an Indoor Air Quality Test:

  • When a recent or past water event is suspected.
  • A “musty” smell is noticed.
  • An occupant of the home is predisposed to respiratory distress.
  • Recent mold remediation took place and you want to verify the effectiveness.

All samples collected for either of these types of tests are then sent to a certified laboratory for analysis.

Disclosure: Spotlight Inspection Services, LLC does not provide mold remediation services. We believe that testing and remediation should be conducted by two separate entities so that there is no conflict of interest. The temptation for a company that does both testing and remediation to “find” stuff that needs remediated is too high.
